Our properties are situated in the IG10 area, ideally suited for any students studying in Debden or Loughton.
All property prices are very competitive with other student rents in the area, utility bills are excluded from the rent for the property these will cost approx £30-£40 per month per student to keep your costs per month to a minimum so that you only pay for what you use.

Students will share bills at the property which are normally around £30-£40 PCM per student, bills are gas, electricity, water and broadband, but being a student you will need to apply to the local authority Epping Forest District Council for a 100% discount on the local council tax. We have found that some landlords over charge on all inclusive rentals for utilities this is why we ask our students to share the bills so you only pay for what you use.
You will be required to find the right amount of people to share the house on a shared assured short hold single tenancy agreement, you will need to find the right number of people to fill the house according to the number of bedrooms. For further advice about finding students to share with we suggest you contact your place of study directly. Alternatively you may also be able to form groups on websites such as www.Spareroom.co.uk which we also advertise on.
As the property is on a shared assured short hold contract you may want to protect yourself from fellow students not paying their proportion of the rent, Insurance policies can be found at www.onlymyshare.com for approximately £100
You will be asked to supply your contact details e-mail, phone number, your passport details and proof of acceptance onto your student course at East 15 , all of your personal documentation will be held securely and will never be shared under GDPR legislation.
A holding fee will be taken to secure the property from each of the students and will be used as part of your first months rental payment.
Contracts run for 1 year (12 months ) all students in the property will be required to share the upfront costs of 1 Months deposit & 1 months rent in advance payable 2 weeks prior to contract start date. The deposit will be put into a Government approved rent deposit protection scheme, details of which will be sent to the students within 30 days of moving in.
Each of the property bedrooms contain a bed, desk, a wardrobe and drawers, you will need to supply your own bedding/pillows , each house has a communal area with sofas and dining tables.
We do not approve of subletting your room as it could sub let to anyone without the correct checks. We wish for all the students to be studying at the same location E15.

Our business is family run and does not involve agents, we are not affiliated with the East 15 acting school, although we have been only renting to East 15 students for the past 7 years and our properties were purchased with the sole intention of renting to students that attend courses there so you will only be sharing with other East 15 Students.
As a family run business we pride ourselves on being quick to respond to maintenance issues and try to visit within 24 hours of any problem arising.
All of our properties listed have been visited by the private sector housing team from Epping Forest District Council and have all passed the accreditation scheme and where the properties fall under the HMO category (5 or more bedrooms) we have been granted the appropriate licence .
There are no additional costs for administration or ID checks as this is now against the law.

3. Energy performance certificate
4. Fitted and tested carbon monoxide alarms
5. Fitted and tested smoke alarms
