Our properties, located in the IG10 area and just 1 mile from the E15 acting school university campus, are ideally suited for students studying in Debden or Loughton. All property prices offer great value compared to other student rents in the area. Utility bills are excluded from the rent, typically costing around £65-£80 per month per student, which helps keep your monthly expenses to a minimum, allowing you to only pay for what you use. The new 2026 assured periodic joint and several tenancy agreements will start on August 1st for the academic year. To respect our current student tenants and ensure they can study in peace, we do not conduct on-site viewings during the academic year. Instead, we highly recommend taking advantage of our online video tours to explore our properties.

Providing private student accommodation and shared houses for students attending the East 15 Acting School Hatfields Campus, Roding House, and Unit Four in Loughton, Essex (IG10). Conveniently located near Debden and Loughton Central Line underground stations. Please note for the houses listed below we do not provide individual contracts, as part of the layout of the properties.
All of the properties listed on this website are conveniently located within a mile, which is approximately a 15-20 minute walk from Rectory Lane, the East 15 Acting School.
Students will typically share bills at the property which will be placed in the tenants names after meter readings are taken at the start of the tenancy, the bills usually amounts to around £65-£80 per month per student. These bills cover gas, electricity, water, and broadband. As a student, we encourage our students to share bills, ensuring you only pay for what you use.

You may want to gather a group to fill the house according to the number of bedrooms available. For further guidance on finding students to share with, we recommend that you reach out directly to your institution and speak with the accommodations officer. Additionally, you can form groups through platforms like www.Spareroom.co.uk. If you can't form a complete group, we will find other E15 students to fill the remaining bedrooms, which may include students not enrolled in the same courses.

When securing your accommodation, you will need to provide your contact details, including email, phone number, passport information, and proof of your acceptance into a course at East 15 Acting School. Rest assured that all personal documentation will be securely held, as we are fully registered with the Information Commissioner's Office (ICO) and adhere to the UK's GDPR and Data Protection Act 2018, of which details will be provided in the contract, you can request us to delete these details after the tenancy has ended. To secure a room, a holding deposit fee of £100 is required, which will be deducted from your first month's combined rental payment. All students residing in the property will be required to share the upfront costs of one month's deposit (as per your room rate) upon signing the contract, and 1 months rent advance on the first day of the tenancy agreement, we require the students to collectivley combine these payments so that we recieve only one payment and not individual payments as this is a shared tenancy and not indicidual contrats.
The deposit will be placed into a government-approved rent deposit protection scheme under a nominated lead tenants name , details of which provided within 30 days of the start of the tenancy, you can also view your deposit status on the website https://www.mydeposits.co.uk/tenant .The deposit will be returned to the lead tenant within ten days of the end ofthe tenancy date, please note we do not charge for fair ware and tear however rubbish left behind and property damage may be charged for we encourage students to photograph thier rooms and make note of the move in conditions at the start of the tenancy. We do expect the tenats to maintain the gardens and a lawn mower is there for your use.
Each bedroom in the property is equipped with a bed, desk, wardrobe, and drawers, you will need to bring your own bedding and pillows. Each house features a communal area with sofas and dining tables, there are some servicable kicthen utensils cups, plates, knives, forks, pots and pans left over from previous students that are there for your use, but we do not provide these or replace them.
To ensure the safety of our residents and maintain identity checks, subletting your room is strictly prohibited. Moreover, our accommodation is exclusively for students enrolled at East 15 Acting School.

Our properties are specifically purchased with the intention of renting to those attending courses at East 15, ensuring that you will only be sharing your home with fellow East 15 students.
As a family-owned enterprise, we take pride in our responsiveness to maintenance issues, aiming to address any problems within 24 hours.
There are no hidden costs for administration or ID checks, as these practices are now unlawful. If you request a change to the tenancy agreement—such as replacing a tenant—we can charge a maximum fee of £50 to cover the administration costs.
